We have two markets:

Market 1

Properties that can be used for co-living (rent-by-the-room) so we need at least 3 beds, 2 baths, and 1500+ sq ft. We only buy in:  FL, NC. The property will need to be located in a PadSplit market city (mostly major markets). Preferred markets and surrounding cities: Charlotte, Orlando, and Tampa. The property will need to be located in a town or city close to public transport.

We’re looking to do minor/cosmetic rehab only. Things like flooring, paint, kitchen, bathroom,… Ideally, there should be no major rehabs or full gut projects unless they are at a DEEP discount.

Market 2

Market 2 buying properties that will house low socio economic groups. We only buy in: St Johns and Putnam County, FL.  The property will need to be located in a town or city close to public transport.

Mixed Use

We are buying mixed use buildings downtown anywhere. 

It needs to have some level of cashflow currently or needs light rehab (25% of ARV).

  • Mixed use (residential and commercial in one building)

  • Two story or more

  • Downtown location

  • Underperforming (not optimising the income/vacancies)

  • Towns with 15,000 population or above

  • Seller is open to seller finance

  • It’s ok if a business comes with the building
